Zoning and urban planning

The firm has consolidated experience in the zoning and urban planning sector, dealing mainly with private clients in pre-litigation and litigation proceedings (also before the Regional Administrative Court (TAR) and the Council of State) and assists clients also in the due diligence phase.
The firm operates throughout the country with a specific focus in the region of Lombardy and the city of Milan.

Since the 1960s, the firm has been involved in redevelopment and major territorial changes connected to the establishment of different zoning uses: from residences to production, commercial to managerial and through various trade fairs, hotels, logistics, sports, agriculture, equipment, services and social housing.

In regard to general urban planning (dealing with municipalities and higher authorities), the firm provides consulting services to examine plans and therefore to be able to make an assessment of the feasibility or non-feasibility of the proposed real estate transaction.
The firm then assists private individuals in the drafting of new plans or changes to already instated plans with the preparation and submission of proposals and observations to the appropriate administrations.

As far as urban planning implementation is concerned, the firm’s expertise extends to everything established by current legislations.
Variations of the general urban planning approach include, but are not limited to, integrated intervention plans (PII), procedures of the Sportello Unico per le Attività Produttive (SUAP - Unified Office for Productive Activities), program agreements (ADP), in addition to urbanization plans (PL), detailed plans (PP) and recovery plans (PR).
In addition to these procedures, the firm provides ongoing assistance to clients in dealing with public administrations (participation in meetings and services conferences), in the drafting of urban planning agreements and all necessary legal acts.
The firm also assists clients in urbanization work execution procedures provided for in the plans that are to be implemented.

In the zoning sector, the firm helps clients present all documents necessary for obtaining the titles to legitimize construction, especially when dealing with regularization.
This is followed by the execution of the works, their completion, and the procedure for obtaining use of the buildings.
In this sector, the firm handles everything dealing with public administrations.
The firm especially deals with problems that could affect construction works.
A few examples: from distances between buildings to the determining of urbanization costs and the so-called urban planning standard; from changes in intended use to the recovery of attics and basements; from measures to suspend works to orders that demolish already carried out works.
